North Texas Housing Market:
Price Jump + Inventory Shift | April 2025 Update

Prices are up. Homes are selling faster. But sellers? They’re still having to negotiate. April’s housing market numbers are in — and it’s telling a very mixed story. If you’re trying to time the market — whether you’re buying, selling, or just watching from the sidelines — this update is going to give you a clearer picture of what’s really happening here in North Texas. Today, I’m breaking down exactly what changed from March to April, what’s different compared to this time last year, and what it all means as we head into the busy summer season.

MONTH-OVER-MONTH BREAKDOWN

Average sales price rose from $469,923 to $478,373 — nearly a $9,000 jump. This is a bit of a jump indicating that the season for real estate is starting to shift going into the spring months.

Price per square foot ticked up from $202 to $205. Same here with the price per sqft we see just a tick of an upward increase meaning a nit more competitive landscape as new listings are entering the market

Days on market dropped from 67 to 61. This is telling us that homes are selling a bit faster- not in a frenzy but defiantly picking up speed. For sellers this could mean fewer showings but faster decisions from buyers.

Months of inventory increased from 4.6 to 5.0 — a sign of a more balanced market. Starting to move closer to that balance market of around 6 months.

Sellers are getting slightly more of their asking price: up from 94.8% to 95.2%. This indicates stronger pricing discipline, or perhaps that homes are being priced more accurately from the beginning.

So on the surface, it looks like we’re gaining momentum — but let’s zoom out and compare it to last year.

YEAR-OVER-YEAR COMPARISON

  • April 2024 average sales price was $469,563. So we’re up about $8,800 year-over-year.
  • Price per square foot dropped slightly from $206 to $205.
  • Days on market rose from 52 to 61 — giving buyers more breathing room.
  • Inventory rose from 3.9 to 5.0 months — that’s a major shift.” That’s significant. It means buyers have more choices, and the frenzied, multiple-offer situations from a year ago are cooling off.
  • Sellers went from getting 96.3% of original list price to 95.2%.That’s over a 1% drop, and it means buyers have slightly more negotiation power than they did last spring.

WHAT THIS MEANS FOR YOU

So what does all this mean? We’re not in a buyer’s market yet, but we are moving toward balance.

For buyers, this is good news: more inventory, slightly longer days on market, and sellers more open to negotiation.

For sellers, homes are still moving and prices are ticking up — but it’s more important than ever to price right and prep your home strategically.

If you’re thinking about buying or selling this summer and aren’t sure what your next move should be — let’s talk. The best strategy starts with knowing the numbers and applying them to your unique situation.
