Dallas Home Prices July 2025: Buyer Market Emerging

Dallas home prices in July 2025 are showing signs of a major shift—and if you’ve been waiting for your moment to buy, it’s here. Inventory is climbing, giving buyers more options and better deals than we’ve seen in years. I’m Grant Aycock, and today I’m breaking down what’s happening in the DFW real estate market so you can make smart decisions this summer.

The big news this month: Inventory continues to climb. We’re now at around 5.6 months of inventory in DFW, moving even closer to a true buyers’ market. Remember, when inventory crosses 6 months, buyers gain significant leverage. If you’re considering buying soon, now is the time to start seriously looking and planning your strategy before winter gets here and inventory starts to drop

Average Price & Area Breakdown

The average home price across North Texas is currently $489,047, up from last month’s $478,030. This slight increase of about 2% reflects stable market activity. . With inventory increasing, buyers may find more opportunities to negotiate in various areas.

Dallas Home Prices July

Percent of Original Price

In June, homes sold at approximately 95% of their original listing price, which is the exact same as last month. So once again this is renterating the fact that we are shifting to a buyers market where buyers are benefiting from a bit more negotiating room. This indicates sellers are open to more flexible pricing than in recent years.

Days on Market

Homes are currently averaging about 57 days on the market, slightly quicker than last month’s 58 days. This timeline still offers buyers plenty of breathing room to make well-informed decisions without the high pressure we experienced in previous fast-moving markets.

Interest Rates & Affordability

Mortgage rates are holding steady between 6.7%-6.8% Many buyers are wisely locking in homes now, planning to refinance later when rates drop. This strategy is especially valuable if you’re looking to secure a great deal before potential future price increases.

Key Insights

My insight for buyers right now is simple: leverage this rising inventory to your advantage. Prices aren’t plummeting, but with more homes available and a slightly slower market pace, you have better odds of finding the right home at a fair price. Sellers need to be strategic with pricing and patient, but buyers currently have an edge we haven’t seen in years.

Final Thoughts

This market moment won’t last forever, so let’s talk strategy and how to capitalize on it. Whether you’re buying now or planning ahead, I’m here to guide you every step of the way.
